Münster (SMS) 2754 neue Wohnungen in den vergangenen zwei Jahren und 3295 genehmigte Wohnungen bis zum 31.12.2018: Die aktuellen Zahlen spiegeln eine rege Bautätigkeit und kündigen weitere Entlastungen am Wohnungsmarkt an. Was wo gebaut wurde und wohin die Entwicklung gehen wird, das hat das Amt für Stadtentwicklung, Stadtplanung, Verkehrsplanung mit Blick sowohl auf die Stadtbezirke als auch auf die Stadtteile übersichtlich aufbereitet.
Was wurde gebaut?
Etwa die Hälfte der fertig gestellten Wohnungen (1372 Wohnungen) hatte ein bis zwei Räume. "Für viele Studierende ist es wichtig, am Hochschulstandort zu wohnen. Doch Wohnungszuschnitte mit ein bis zwei Räumen sind nicht nur bei den Studierenden heiß begehrt", weiß Oberbürgermeister Markus Lewe. "Auch angesichts älter und kleiner werdender Haushalte ist die Nachfrage nach diesen Wohnungen hoch."
Aber auch für Familien mit Kindern und für Mehr-Generationen-Haushalte entstand neuer Wohnraum in Münster: So hatten 15 Prozent der in den vergangenen zwei Jahren fertig gestellten 2754 Wohnungen fünf oder mehr Räume. Die durchschnittliche Wohnfläche einer fertig gestellten Wohnung in Münster lag bei 81,3 Quadratmetern. Allein 2290 Wohnungen entstanden in den letzten Jahren in Mehrfamilienhäusern. Dies entspricht einem Anteil von 83,2 Prozent.
Wo wurde gebaut?
Im Stadtbezirk Mitte entstanden in den vergangenen zwei Jahren1170 Wohnungen, das sind 42,5 Prozent der neuen Wohnungen. Die meisten dieser Wohnungen (59,3 Prozent) haben ein bis zwei Räume. "Kurze Wege zur Arbeit oder zur Ausbildungsstätte machen den Stadtbezirk Mitte für die Wohnungsentwicklung interessant", erläutert Markus Lewe. "Dadurch, dass in bestehenden Quartieren mehr und mehr Einfamilienhäuser abgerissen und die Grundstücke mit Mehrfamilienhäusern bebaut werden, verändern sich auch die Siedlungsstrukturen. Die innerstädtische Nachverdichtung stellt große Herausforderungen an die Infrastruktur der Stadt, die für rund 280 000 Einwohnerinnen und Einwohner ausgelegt ist."
In den Außenstadtbezirken wurden 1584 Wohnungen in den vergangenen zwei Jahren fertig gestellt, die sich auf die Stadtbezirke West (589 Wohnungen), Nord (163 Wohnungen), Ost (152 Wohnungen), Südost (338 Wohnungen) und Hiltrup (342 Wohnungen) verteilen. 42,8 Prozent der fertig gestellten Wohnungen in den Außenstadtbezirken waren Ein- bis Zwei-Zimmerwohnungen, wobei deren Anteil im Stadtbezirk West, wo viele Hochschul- und Forschungseinrichtungen liegen, mit 58,9 Prozent am höchsten war.
Blick in die Zukunft
Am Jahresende 2018 ermittelten die Baukontrolleure des Bauordnungsamtes den Bauüberhang. Dabei wird jede erteilte Baugenehmigung, deren Bauobjekt noch nicht fertig gestellt wurde, auf ihren Baufortschritt überprüft. Mit 3295 offenen Genehmigungen für Wohnungen ist der Bauüberhang 2018 so hoch wie noch nie zuvor in Münster und knackt den Rekordwert des Jahres 2012, der bei 2462 Bauüberhängen lag. Dies bedeutet im Einzelnen: Mit dem Bau von 1375 bereits genehmigten Wohnungen war bis zum Jahresende 2018 noch nicht begonnen worden; für 1920 Wohnungen erfolgte bereits der erste Spatenstich. "Damit zeichnet sich für 2019 bereits jetzt ein deutliches Wohnungswachstum ab. Die Bauüberhangswerte sind eine sichere Perspektive für ein Plus von 1920 Wohnungen und ein Signal dafür, dass die Bautätigkeit auch 2019 ungebrochen groß ist", erläutert Stadtbaurat Robin Denstorff. "Die Herausforderungen für eine zukunftssichere Quartiersentwicklung sind damit so groß wie nie zuvor."
